Victorian Rental Property Electrical Safety Check - What Landlords Must Know

The electrical safety check regulations apply to all residential rental agreements signed after March 2021, and to any fixed-term agreement of more than five years that rolls into a periodic tenancy after that date.

If a new tenancy begins and no electrical safety inspection has been completed in the previous two years, one must be arranged before the renter moves in.

Rental providers must also keep records of every inspection and provide the date of the most recent check to tenants, in writing, on request. Failing to comply can result in penalty fines from Consumer Affairs Victoria, with potential penalties totalling over $15,000 per breach. Insurance claims may also be voided if a property is found to be non-compliant at the time of an incident.
